Being delinquent would keep you from getting an FHA/ government backed mortgage. You may be able to find a local bank, credit union or hard money lender, but I think you will be very limited in the choices you have until you have a plan to pull the student loan out of delinquency.

Student loans payments can be rescheduled based on income or put into deferment for reasons beyond your control like health issues, joblessness etc. If you want to buy a house, stepping and making a plan to pay your loans will lower the cost of any mortgage you get. Have you talked to your student loan company?
